The first thing most sellers expect from there professionals is there opinion on “Is our home ready for showings”? Follow these simple guidelines; Clean up! Make your Repairs! Clear out your Clutter! After this start by asking your TG Real Estate Professional to walk thru your entire home with you. Note that your viewing your home in a different perspective then your future buyer will. In my experience I have noticed that homes with less clutter and nice furniture sell far faster and for more than their counterparts with clutter thru-out and priced less. My point is buyers seem to walk thru a home and will immediately envision either it suits their lifestyle or not, and most of the time homes that look worn or have visual issues will cause buyers skepticism of which will make them search for deeper issues and after that no matter what price they are not coming back for a second viewing. This is why it’s crucial for your home to show well and be priced accordingly right out of the gate. You are always better off allowing your professional real estate agent to price your home according to the market then choosing your price and adjusting along the way. By the time you make your adjustments others will see your market time and assume that there is something wrong and you will end up selling for less then you could have if you would have priced it properly out of the gate. Try placing yourself in your buyers’ shoes and walk thru your home and rate your home from 1/5. Also take a notepad and write down cosmetic issues that should be tended to. Your walls have kids’ handprints or damage? Window blinds have dust caked on them? All major mechanicals function properly? Light covers and electrical outlets function and properly covered? Faucets function properly? Carpets and flooring need cleaning? Are your kitchen counters cluttered? Any boxes on top of refrigerator or magnets on front? Are closets tidy? Bulky furniture that chokes down rooms? Bold color choices? Personal photos? Smells or Pet Odors?
Note Closets- White shirts of no more then 15, keep somewhat bare to show illusion of large space if small.

Clean, Clean, Clean. You want buyers to believe your home was always well cared for.
Get rid of any tell-tale sign of you owning a Pet ( Dog Cage, Water Bowell)
Depersonalize by removing all personal photos
Make certain there is always a place in the Kitchen or nearby where clients can sit down and take in the beauty of your home as the longer I can keep them in there the higher the odds I can sell, never leave entirely vacant!
Most importantly- DE-CLUTTER. Homes with rooms and closets full of personal items, kids toys etc. just visually over whelm a buyer. They will leave your home only remembering clutter and not what was intended.
